La Fontana di Trevi becomes first residential development in Arjan to get DEWA electricity connection

La Fontana di Trevi becomes first residential development in Arjan to get DEWA electricity connection

2289Dubai, 18 December 2011: La Fontana di Trevi, a Dhs. 80 million residential development, has become the first property project in the Arjan master community to receive electricity connection from Dubai Electricity and Water Authority (DEWA), paving the way for its developer, Dubai-based Triveni Builders and Promoters Ltd, to begin the handover of apartments to investors and individual home owners.

La Fontana di Trevi, which is one of the few ready properties in the Arjan master community, is located opposite Dubai Cricket Stadium, just off Emirates Road. Arjan is centrally placed between Al Barsha South and Motor City, and access roads are linked to the free flowing traffic of Umm Suqeim Road, as well as Emirates Road. The Arjan master community is being developed by Mizin, the project’s master developer. Mizin is now part of Dubai Properties Group (DPG).

Plans to establish the Arjan power station were shelved in the wake of the global economic crisis but the master developer ensured that the La Fontana di Trevi residential complex got power from the DEWA sub station located at the nearby Dubiotech development.

Expressing his appreciation to the master developer and DEWA for their continued support, Mr. Ashok J. Galgotia, the CEO of Triveni Builders and Promoters Ltd, a wholly-owned company of the Triveni Trading Group, said that the supply of electricity added yet another feather to La Fontana’s cap.

Listing the several “firsts” to its credit, Mr. Galgotia said that La Fontana di Trevi ‘s Chicago-style concept design was the first in Arjan to get approval, it was the first property project to have all its units sold out within 17 days of its launch, the first construction work in Arjan started at La Fontana di Trevi with a ground-breaking ceremony on  National Day in December 2008, and in June this year it became the first project to have completed construction.

“With La Fontana di Trevi being connected to the DEWA electricity grid, we have kept our reputation as a trend-setter and trustworthy developer intact. In fact, the story of La Fontana di Trevi is one of courage, conviction and determination to stay calm in the middle of a storm. For us it was a struggle throughout 2009, 2010 and 2011, as we tried to make ends meet but instead of throwing in the towel, we decided to stay the course”.

“We have now seen our efforts bearing fruit and are proud to have become an example for small private developers, who have been brave enough to persevere despite the heavy odds. We also wish to thank the consultants, main civil contractors and all small nominated sub contractors who reposed their trust in Triveni Builders during the tough years, and contributed hugely towards the project’s completion,” he added.

La Fontana di Trevi’s 122 contemporary and elegant residential apartments are built on architectural excellence based on the fashionable Chicago Style buildings comprising large “Chicago windows,” metal-frame construction, distinctive bays, and terracotta cladding. Each of its six floors has studios, one-bedroom and two-bedroom apartments, ranging from 410 sq ft to 1440 sq ft, and based on judicious use of light and space.

Mr. Galgotia revealed that only 17 Units ,all in one–bedroom format acquired from speculators and defaulters are still available for sale. However, the builder is in no hurry to sell these remaining 17 units as the demand for good quality property is going up. Mr. Galgotia recalled a famous Arab saying which says that property gets sick but never dies!

Being a significant development for the middle-income segment, the rentals at La Fontana di Trevi are reasonably priced, with one-bedroom apartments starting from Dhs.36,000 per annum and two bedroom apartments starting from Dhs. 45,000 per annum. Better Homes has been appointed as Sales/Leasing agents.

“Now that the construction phase is over, our apartments are ready for delivery. We plan to begin handing over of apartments starting January 15th 2012, and several home owners are relieved, excited and eagerly waiting to move in.

La Fontana di Trevi, which is named after the legendary and world famous fountain in Rome, offers several facilities and features to residents, notably, two water features at the ground level and a temperature-controlled swimming pool, sauna, steam room and gym for residents at the roof-top level. All residents will get designated car parking bays. The complex also has an air-conditioned party hall, which will be offered by the Owners Association to the residents for various activities such as the hosting of birthday parties and other community celebrations.

Triveni Builders and Promoters have assured that a good, functional ‘Owners Association’ will be operational as soon as possible and with facilities management in place, services like security, cleaning and maintenance of common areas “are guaranteed to be the best in town”.

An abundance of lush green space is earmarked for the stylish master planned neighborhood, and the developer is now focusing on state-of-the-art landscaping within the building at the ground level in a huge area of approximately 15,000 sq ft, in line with local green building practices, as part of their commitment to the protection of environment.

Triveni Builders and Promoters have also taken measures to protect all its existing and future property owners and investors by establishment of a separate bank account for community service fees.

The company is a subsidiary of Triveni Trading Group, which was founded in 1993 in UAE as an engineering company involved in electrical and mechanical engineering products.
