The Savola Group buys East Tower of the Headquarters Business Park for SR134m for new corporate HQ

2289The Savola Group has signed a contract with Adeem National Construction and Development Company to purchase the East Tower of “The Headquarters Business Park”, located in the Ashati District on Corniche Road, North Jeddah.

The Business Park project consists of two towers, East and West. The Savola Group headquarters will be situated in the East Tower facing Prince Faisal bin Fahad Street and consists of sixteen floors, including the ground floor, with a total area of 13,404 square meters, not including some common areas.

The total cost of the purchase is SR134m to be paid in three installments. The first installment of 60% represents what has been constructed to date and is payable on signing. The remaining two installments of 20% each will be paid according to the stages of deliverables as per the contract. The East Tower will be handed over to The Savola Group by the end of May 2013 and at that point of time the ownership will be transferred to The Savola Group. The purchase will be self-financed.

Dr. Abdulraouf M. Mannaa, Managing Director of The Savola Group, said that this project will unify the Group’s corporate headquarters and its operating companies offices, reduce costs of administrative expenses and rent, enhance management of processes and effectively foster team-work. Furthermore, any remaining space in the East Tower will be as an investment for The Group.

Lusail is featuring its experience in sustainable building through its flagship Lusail City Project at the forum, which will be held in parallel with the exhibition.

2233The inaugural edition of WORLD ecoConstruct - the ‘green’ construction industry event has opened today at the Abu Dhabi National Exhibition Centre (ADNEC), helping visitors to capitalise on sustainable methods of output from concept to completion.

The four-day exhibition, taking place from 22-25 April is putting a spotlight on the growth of global sustainable design and construction of the built environment, and will also be taking significant steps to being completely carbon neutral.

A new carbon offsetting initiative will result in 391 tonnes of CO2 generated from the event offset to support the installation of a locally based waste heat recovery unit project.

The event is co-located with the 6th edition of Cityscape Abu Dhabi - the region’s leading real estate development exhibition - and will bring together stakeholders from every stage of the construction industry supply chain.

Featuring 12 days worth of global summits, workshops and training courses, WORLD ecoConstruct is expected to attract more than 30,000 visitors and will be the centre of attention when industry heavyweights gather to learn how best to capitalise on innovative and sustainable construction.

The four-day WORLD ecoConstruct Summit running alongside the main exhibition also opened today hosting the largest assembly of leading policy makers, industry stakeholders and experts to discuss, debate and share best practice in green building design, materials and management.

H.E. Engineer Ahmed Mohamed Al Shareef, Undersecretary of the Abu Dhabi Department of Municipal Affairs (DMA), delivered the keynote speech, with one of the highlights of the opening day belonging to a panel discussion debating the viability profitability of sustainable building and design.

Ivar Krasinksi, Design Director at architecture firm STR-EDGE, UAE, and one of the speakers of the panel discussion said: “Companies on the client side can benefit considerably from sustainability just by insisting on integrated design since this approach can lower capital expenditure significantly. This means that sustainability actually helps the financial model of a construction project and the client’s bottom line.”

Another feature at WORLD ecoConstruct is the infrastructure ARABIA Summit, providing a focused platform for public and private sector engineering and infrastructure professionals in the region to discuss the latest issues affecting the industry.

Day one of the four-day summit opened with an address by H.E. Dr. Abdullah Ghareeb, Executive Director of the Municipal Affairs Support Services at the DMA, who provided an overview of how government agencies are collaborating to deliver the Abu Dhabi Vision 2030.

Twin trade shows to cover construction and interiors spectrum

2228A vast and diverse range of building, construction and interiors products and services will dazzle the crowds at the high-profile twin trade exhibitions in Bahrain this week.

The 2012 editions of gulfBID and gulfInteriors are expected to attract thousands of trade visitors as well as consumers while generating significant business for their exhibitors over the course of the three-day events.

The twin shows, which enjoy the patronage His Royal Highness Prince Khalifa bin Salman Al Khalifa, Prime Minister of Bahrain, will be held simultaneously from April 24 to 26 at the Bahrain International Exhibition and Convention Centre (BIECC).

“The construction show’s many highlights will include construction equipment, trucks, wheel loaders, cutting-edge scaffolding and waterproofing, concrete blocks, and fine marble, glass and flooring to name just a few,” says Ahmed Suleiman, the conference director of Hilal Conferences and Exhibitions (HCE).

An affiliate of Bahrain’s Al Hilal Group, HCE is the organiser of the two trade shows, which are in their sixth and second editions respectively.

He continues, “The interiors show promises to be even more colourful this year with trendy furniture, Italian lighting, paints and coatings, wood, playground equipment and even aquariums on show.”

In addition to a formidable Bahraini presence, companies from Turkey, Singapore, Europe, India and even the US will add international stature to the events.

Together, gulfBID and gulfInteriors will boast close to 140 exhibitors.

Bahrain’s Ahmed Mansoor Al Aali (AMA) Group is one of the biggest exhibitors at the show, with a floor space of 240 sq m.

A leading business conglomerate with an annual turnover well in excess of BD100m ($265m), AMA will showcase German-made MAN trucks, wheel loaders, skid steer loaders and other construction equipment.

AMA’s activities comprise building construction, civil engineering, civil works for industrial infrastructure, piling and excavation works and marine works. The group’s expertise and footprint are stamped on several iconic projects in the kingdom.

AMA will also use the show to announce a key partnership deal.

Another major exhibitor with 268 sq m of exhibition space is the Grnata Group, which has launched a new waterproofing product called Al Chimica. The group is using the event to introduce new products from renowned global companies on the local and regional markets.

Grnata Group was established in 1982 and Grnata Real Estate was later set up to capitalise on Bahrain’s real estate boom. Headquartered in Seef, the group has eight divisions and has seen rapid growth as it strives to meet the requirements of the property market.

Also part of Grnata Group is Grnata Towers Contracting, one of Bahrain’s leading construction companies, which is located in Jidhafs. In addition to its traditional role as main contractor, the company is also engaged in property management and development in various parts of the kingdom.

Its other landmark projects include The Ritz-Carlton Bahrain Hotel and Spa, the Royal College of Surgeons in Ireland - Medical University of Bahrain, the Bahrain International Circuit and the Royal Golf Club.

Bahrain’s EM Dekor, another interiors exhibitor, is a full-service interior design firm offering comprehensive interior detailing and space planning.

The company caters to both residential as well as commercial clients while also undertaking turnkey projects. Its expertise includes residential interior designing, retail and commercial interior designing, hospitality interior designing and turnkey projects.

Other major exhibitors include Saudi Arabia’s Manar Al Omran, a leading establishment for scaffolding and formwork; Bahrain-based Al Kobaisi Block Factory, one of the major manufacturers of concrete blocks; dwp, a multi-award winning integrated global interior design and architectural consultancy, Mohammad Bin Jasim Al Zayani Trading, whose portfolio includes modern office furniture manufactured in Italy; and the American Hardwood Export Council (AHEC), the leading international trade association for the American hardwood industry.

2221Abu Dhabi, UAE, 21 April 2012: WORLD ecoConstruct, the pioneering ‘green’ construction industry event will implement a carbon offsetting programme for its inaugural edition at the Abu Dhabi National Exhibition Centre (ADNEC) tomorrow.

The initiative will result in 391 tonnes of CO2 being offset to support the installation of a locally based waste heat recovery unit project.

The CO2 emissions of the four-day event, which opens tomorrow (22 April) and concludes on 25 April, have been calculated after an intensive audit of all activities that contribute to increasing carbon footprint, from the amount of expected visitors to pass through the exhibition doors, to the 200 workers involved in the construction and dismantling of the event for three days prior to and after the show.

Tsitsi Lynn Makuni, Exhibition Director of WORLD ecoConstruct, said: “One of the key objectives of WORLD ecoConstruct is to help create and deliver strategies that focus on the sustainable development of the built environment that bring about a low carbon future.

“With this in mind, it is a natural progression for the first edition of WORLD ecoConstruct to essentially replace the carbon being utilised throughout the show. We look forward to making the carbon offsetting programme a regular feature for WORLD ecoConstruct for years to come.”

Carbon offsetting is the process whereby the reduction of greenhouse gasses or carbon dioxide in one location is made in order to compensate for, or to offset an emission made elsewhere.

2118One third of Dubai residents are currently not being charged a housing fee amid continued delays in a campaign aimed at tightening the net on those not yet being billed, an ArabianBusiness.com poll has revealed.

Up to 32 percent of residents said they are still not being charged the mandatory fee, compared to 23 percent who have been paying for the last five years or more.

Just six percent said they had been paying for less than a year, while 15 percent said they have been charged for the last three to five years.

Nearly a quarter of residents (24 percent) said they have been paying in the last one to three years.

The speed at which the housing fee scheme, which was introduced in 2005, has been rolled out has drawn criticism from many expats, who complain the way the charge has been applied is unfair.

The emirate’s government said in May 2010 it planned to charge all residents by January 1, 2011.

“I am happy to pay what the government asks of me, but I feel that it should be applied equally to all expats. I’ve paid over AED90,000 (US$24,500) in housing tax in the last six years while many people have paid nothing - how is that fair?” said one Arabian Business reader.

“I find it discriminating… that somebody is already paying this tax and some others are not,” said another.

Dubai authorities last week said they had been forced to push back plans to charge all expats the fee by June following delays in discussions with the emirate’s utilities provider DEWA.

“That was the initial plan - to cover all the residential units by June - but unfortunately we weren’t able to implement it so there are still quite a few residential cycles that need to be covered,” Abdullah Hashim Abdulghafoor, fees and revenues officer at Dubai’s housing fee department, said.

“It’s a joint project so we’re still discussing a few issues with DEWA, which we haven’t agreed on yet. That’s mainly why we haven’t been able to cover [it all],” he added.

Housing fees, billed through residents’ monthly utility bills, are calculated at five percent of the tenant’s annual rent. Freehold property owners pay five percent of the annual rental value, as calculated by the RERA index.

Dubai authorities are collecting fees from 17 out of a possible 27 zones across the emirate, Abdulghafoor said, including all new residents in the remaining ten areas.

Among the areas not yet fully covered include Al Barsha, Discovery Gardens, Palm Jumeirah, Burj Khalifa area and Dubai Marina.

273Abu Dhabi, UAE, 7 April 2012: Amid a more assertive drive from GCC governments to implement green building codes on all construction and infrastructure projects, industry experts foresee these output methods as a short-term reality that will complement growing economic opportunities, with the UAE leading the trend in the region.

Holley Chant, Corporate Sustainability Director at KEO International Consultants, and a speaker at the Infrastructure ARABIA Summit, explains: “I am confident that within less than five years every market in the GCC will have sustainability-related regulations.  This started in the UAE, then Qatar, and now all other GCC countries are showing signs of implementation of policies that can be classified as sustainable regulations.”

Chant will discuss the extent to which these sustainable agendas have been transformed by recent economic conditions at the four-day Infrastructure ARABIA Summit at WORLD ecoConstruct, the pioneering construction and infrastructure event taking place from 22-25 April 2012 at the Abu Dhabi National Exhibition Centre.

“Since mid-2009, nearly every building Request for Proposal (RFP) that KEO has responded to has some form of sustainability requirement scoped in it. During project design, an integrated design team can feasibly validate energy savings of 20 to 50 per cent over a baseline building of energy use, depending on how ambitious the project is.”

Chant believes that to achieve these benefits, sustainability goals must be embraced throughout design development and through to construction. “What is critical to maintain those savings is the sustainable energy strategy of the design during operation.  The end user must also have well trained facilities management staff who understand how to make a building perform as it was designed and commissioned to.”

Tim Risbridger, Head of Transportation, Middle East at EC Harris, agrees that the Middle East is showing increased commitment to sustainability efforts and foresees this development going hand-in-hand with higher levels of opportunity in the region: “Since the global economic crisis, governments are using infrastructure, among other measures, to encourage investment and stimulate growth.

“Both Saudi Arabia and Qatar have commenced massive infrastructure investment programmes and the region as a whole is upgrading infrastructure and making significant investment. These measures ensure that significant opportunities throughout the region continue to be present.”

Addressing the benefits of green building standards also being imposed by governments, Risbridger states: “Sustainable construction practice is a long-term commitment, but while moving to these methods will likely incur initial costs, the investment will bring both short and long-term savings which will increase profitability.”

211ABU DHABI — Sound economic fundamentals, a solid fiscal stance, and a stable political environment offer an encouraging outlook for the Abu Dhabi real estate sector in 2012, but analysts warn downside risks still persist with the imminent delivery of new developments for the year in both the commercial and residential sectors. 

According to a recent market report released by global research consultants CBRE, economic growth in Abu Dhabi was estimated at 4.5 per cent in 2011, projected to grow by five per cent in 2012. Meanwhile, residential rental rates on the main island fell by 16 per cent year-on-year, while declines on the Abu Dhabi mainland were more pronounced with a 30 per cent drop.

For the office sector, by the end of 2011, total supply in the Emirate had reached 2.74 million square metres, with average office rental rates ending the year at Dh1,400 per square metres per annum. An estimated 600,000 square metres of space is expected to be delivered in 2012, while a further 23,000 residential units are also expected to be handed over.

The figures have been released ahead of Cityscape Abu Dhabi, which takes place from April 22-25 at the Abu Dhabi National Exhibition Centre, and while there are further deflationary pressures in rents and sales anticipated over the next 12 months, the market appears to be steadier than at the same point last year.

“The overall fundamentals of the Abu Dhabi real estate market remain strong with both economic and population growth anticipated for the year ahead,” said Matthew Green, Head of Research & Consultancy UAE, CBRE.

“Despite a more constrained transactional market, the occupier segment is starting to show more signs of life with limited available completed stock helping to maintain high occupancy rates from premium offerings.”

“The existing CBD should also remain in high demand for both residential and commercial spaces, particularly as Abu Dhabi awaits further completions of projects in Sowwah Square, Marina Square and the wider Reem Island development.”

Chris Speller, group director for Cityscape Abu Dhabi said: “The Abu Dhabi real estate market is now a far more stable environment with sales and rental rate declines slowing against the same period last year. There is some downside pressure still present in the market, although the increased level of options is good news for occupiers.”

Now in its 6th year, Cityscape Abu Dhabi has firmly established itself as the region’s leading real estate development and investment event. Last year, the exhibition attracted more than 25,000 visitors from 78 countries looking to learn of the latest developments and real estate market trends.

26Msheireb Properties, a subsidiary of Qatar Foundation and the developer of Msheireb Downtown Doha, will be showcasing the myriad career opportunities across a wide range of disciplines it has on offer at the Qatar Career Fair 2012.

Held under the patronage of His Highness, The Heir Apparent, Sheikh Tamim Bin Hamad Al-Thani, the fair runs from 1 to 5 April 2012 at the Qatar National Convention Centre and is being held under the theme: “Write the Next Chapter in Qatar’s Success”.

Now in its fifth year, the event was established to help Qatari graduates find rewarding careers in the public and private sectors. This year, the Fair will feature 130 organisations and is expected to attract more than 40,000 visitors.
